Pepper Canyon East Hotel

UC San Diego is requesting submissions from qualified conference center hotel development teams for the development and operation of a new, full-service hotel and conference center located on University-owned property in La Jolla, California. The hotel project is anticipated to be a full-service hotel that includes approximately 300 guest rooms, 30,000 square feet of high-quality conference and meeting space, and supporting amenities. The hotel project will be a key component of the University-led, 22-acre mixed-use “Pepper Canyon East” district, which will include 12-month student housing, retail, entertainment, public gathering spaces, and other student and visitor-serving amenities such as recreation and fitness.

The goal of this solicitation is to select a short-list of developers for an invitation to respond to a subsequent Request for Proposal (“RFP”). Through that RFP process, the University will select its development partner to advance the delivery of the hotel project, with specific roles and responsibilities for financing, construction, ownership, operations, and management to be defined by the transaction structure ultimately selected by the University.
